Way Up on the Roof

What To Consider When Getting A New Roof

If your roof is looking worn or getting old, it may be time to consider replacing it. Getting a new roof is a great investment in your home, but there are many factors to consider before you make your final decision. If you would like to know more, keep reading.

Price

The exact price depends on many factors, including:

  • The size of the project
  • Your location
  • The necessary labor

However, much of the price also depends on the type of material used. Depending on the material, the prices can vary drastically. For example, basic asphalt shingles cost about $4.25 to $4.95 per square foot for materials and installation. However, premium asphalt shingles may cost as much as $8.25 per square foot.

Asphalt is typically always the most affordable, followed by metal and wood. Clay, slate, and more expensive metals, however, may cost as much as $39.70.

If your roof is mostly in good condition (minus the shingles), you may be able to save money with an overlay. The roofer installs new shingles over the old ones. Similarly, you may be able to install a metal roof directly over old asphalt shingles to save money and time.

Maintenance

You'll want to maintain your roof to ensure it lasts as long as possible. Maintenance also reduces the need for repairs. All roofs need general maintenance, such as:

  • Removing debris
  • Maintaining the gutter system
  • Maintaining flashing

However, some materials require more maintenance than others. Wood and asphalt, for example, are prone to moss. Wood roofs may start to rot, and metal roofs are prone to denting if hit with large debris or hail. Typically, more expensive options like slate and clay require less maintenance, but they can still last a long time.

Weight

Not every house can support every type of material. Asphalt is a lightweight roofing material, but slate is heavy, and your roof may not be equipped to support it. Typically, if there is a steep slope, the house can support heavy materials. A steep slope also allows debris, snow, rain, etc. to easily slide off the roof, preventing excess buildup and weight.

A new roof can be expensive, but it is also a great investment in your home. With a new roof, you can boost curb appeal and even boost the value of your home. If you would like to know more, contact a roofing company like Integrity Roofing Company.
