5 Ways To Maintain Your Flat Roof

Trim Nearby Trees

The biggest cause of debris on your roof is going to be the nearby trees that hang over the building. Anything you can do to trim these trees is going to prevent the damage that they can cause. Not only do you have to worry about leaves falling on the surface, but you can end up with tree sap on the roof as well.

Clean Loose Debris

When you do notice a collection of debris on the surface of the roof, you'll definitely want to clear it off so that moisture doesn't get trapped underneath. You can do this with a soft-bristled broom that is not going to damage the surface, or with a leaf blower so that you can just blow the debris onto the ground.

Apply A Reflective Coating

A reflective roof coating not only acts as a protective barrier, but it also helps keep your building cool. You'll want to periodically apply a reflecting coating when you notice that the old one is worn down and no longer effective. Since a flat roof is easy to walk on, you can even perform this job on your own instead of having a professional do it for you.

Inspect For Pooling Water

A place where your roof can leak is where the water is pooling. However, you may not be able to spot these problem areas when the roof is dry and it's not raining. You can look for signs of pooling water by looking for discoloration. You may notice rings in certain areas of the roof, which come in towards a low point. You'll want to have the roof fixed so that the water no longer pools and flows toward the downspout.

Inspect The Seams

The seams of flat roofing material are another place where water can get into your building. You can perform an inspection on your own by checking the seams of the roofing material. If there is a seam that is coming apart and not sealed with the surface of the roof, it is likely a spot where water will get into your building. Repair these areas so that the water will flow off the roof rather than underneath the roofing material.
