How Is Leaking Metal Roof Damage Repaired?
Metal roofs are extremely durable, but this does not mean that they are completely unsusceptible to damage. And, like other types of roofs, the metal ones can have leaking problems. This will often require metal roof repair, so keep reading to learn about why a leaking issue may happen and how it can be fixed.
Fastener Issues
The fastening system used to secure the metal roofing sheets are instrumental in preventing leaks. However, fasteners can be tightened too much, too little, or in a crooked position. If they are fastened too much, then this can flatten the rubber washer secured on the fastener end. The rubber will crack and break, leaving a small space between the fastener and the roof, causing a leak. When the fasteners are not tightened enough, pressure on the roof can lead to them twisting or lifting out of the roof. And, if the fasteners are not placed completely perpendicular to the panels, they can create friction that will elongate holes where water can leak in.
When a leak develops, a roofing professional will investigate all fasteners for uplifting and poor positioning. Any fastener that looks as though it was secured incorrectly will be replaced along with the rubber washer. And, due to the stress on the panel, the fastener may be secured with some sealant. This can prevent rusting in areas where the movement of the fastener may have stripped away the protective coating on the steel.
Panel Holes
The roofing panels themselves can develop holes due to extreme weather conditions and problems with falling tree limbs. These holes are fairly obvious locations for a leak and they do require patching or replacement. Your roofer can decide on what is the best type of repair based on the size of the hole and the extent of the leak.
If a patch is needed, then the entirety of the damaged area is cut out of the roof. The opening is inspected for signs of rust and it may be removed with sandpaper. A piece of steel matching the color and texture of your roof will be cut and placed over the opening. Steel fasteners are used around the edge of the patch.
Patches may also be created using membranes and sealers that can be matched to the color of your roof. This is something that can be done if the hole is quite small.
Larger holes that extend a foot or more will require the replacement of the roof panel and the replacement of fasteners.
